All payments for a room are strictly non-refundable, in full, from the moment payment is taken. This includes cancellations, no-shows, late arrivals and early departures.

This policy exists because guests have previously booked rooms and then resold them at inflated prices as a side hustle. Non-refundable payment removes that incentive and keeps rooms with the people who actually intend to stay.

A room booking is personal to the named guest(s) on the booking. It may not be sold, sub-let, transferred, auctioned or advertised to anyone else for any amount of money.

If we find a room has been offered for resale, the booking is cancelled immediately with no refund and the room is released.

Payment is taken securely at checkout by our payment provider. We never see or store your card details.

Once payment is complete your room is held and an email confirmation is sent within 24 hours with the address, check-in time and arrival instructions.

Females only — the house is a women-only let.

Not suitable for disabled guests: stairs only, no step-free access.

No after parties in any of the properties.

No extra guests in any of the properties — only the names on the booking.

Breaking a house rule ends the stay with no refund.

Stays run FRI 27 AUG – TUE 31 AUG 2027. Four nights, arrival Friday, departure Tuesday. Dates cannot be changed or part-refunded.
